$2,500 down payment + $1,500 closing costs + $6,000 repairs = $10,000 out of pocket expenses.
Prices generally range between $18,000 and $25,000. The typical monthly mortgage is between $350 and $450, which will pay off your property in 5 years. We hand-select properties where the monthly rents will easily cover your mortgage, taxes, and insurance payments.
At that point, after it's paid down in full, your expected return is...
$600 per month rent – $150 taxes and insurance – $50 management fees – $50 maintenace = $350 net per month.
$350 net x 12 months = $4,200 annually return (this is 42% of your initial out-of-pocket !!!)
Our properties do not require major renovations. But minimal cosmetic repairs are often needed to get them rent-ready (typically $5K-$8K, or less if you can do the work yourself).
In the example above, we included a property management fee. You can avoid this expense by manageing yourself. But if you'd like to avoid the headaches of self-management, we can refer you to a turn-key management company to take on the repairs, the leasing and all of the phone calls, pay all of your tax and insurance bills and send you a check each month while you do whatever it is you like to do.
Retire Early. Our properties rent for between $450-$650 per month. If you had 10 properties, each netting $350-$500 per month (when paid down in 5 years) you would collect $42K-$60K per year!
Remember, we offer seller financing with no credit checks. All you need is $5K-$10K cash (for downpay and repairs) and you're on your way to financial freedom.
